February Updates


We're a month into the new year and things are ramping up. Greg and I finally listed 45-122 Alina Place a few weeks ago. Alina Place is a detached, single-family home in Lilipuna. Greg and I specialize in trust sales. We've assisted the trust for over a year to help prep the home for sale. Part of this process ranged from de-cluttering the home to assisting with the tangible personal property distribution. Working on trust sales emphasized the importance of estate planning. This is why my wife and I created a will and trust.


One of my recent sales was in Mililani. One thing I particular like about Mililani is it has a variety of housing options. There are condos priced for first time home buyers to luxury properties.

A high school classmate contacted me because he and his girlfriend wanted to purchase their first home. We scheduled a meeting and they told me what type of home they were looking for. At the same time, my clients submitted their financial paperwork to their lender. Later that week, we did a bunch of private showings. After seeing a handful of properties, they decided to submit an offer on a detached, single family home.

Since the home was well maintained, there were a few other buyers who submitted offers. Despite the competitive field, my clients' offer was accepted! It was your standard 45 day close and my clients got an amazing deal. Legend has it that my clients' cover letter was the deciding factor ;)

I recently listed a 2/2/2 at Windward Estate. It's a split-level town home that features over 1,200 living SF. The unit has three lanais, ample storage, and vaulted ceilings. The maintenance breaks down to less than 60 cents per living square foot. There's onsite resident manager and amenities ranging from pool, jacuzzi, and sauna, private garden, to a walking path. This unit has the space and feel of a single family residence, but at a fraction of the price


Housing Market

According to the Honolulu Board of Realtors, the median sales price for single family homes in Waialae - Kahala declined 25% from December 2019 ($1,545,000) compared to December 2018 ($2,065,000). In addition, there was an 83% increase in new listings in Waialae - Kahala in December 2019 compared to the same month in 2018. I did a few luxury home transactions in 2019. Two of the transactions were in Waialae Iki. All of my buyers paid below list price. I suspect the influx of luxury condos in Kakaako is making it difficult to sell luxury homes across the island.
