The new year is here! Wow, 2019 went by in a blur. I continued to help first-time homebuyers, investors, and trust sales. The year kicked off the afternoon I got back from a family trip; this was on NYE 2018. Upon arriving back to Honolulu, I went home to take a shower and I showed a 1-bed unit at Royal Palm in Waipio Gentry to a client. Interestingly, the listing agent was on the same flight as me! Long story short, my client loved the unit and we submitted an offer that night. It's been over a year since that moment. I worked non-stop -- even from the ER and when I had the flu.
One of my recent sales was at Parkside Tower. My client was a first-time homebuyer. A few years ago, my client expressed his interest in buying a home. We created a plan and he followed every step. Before 2019 ended, my client was able to get prequalified with Shane Irish of Loan Depot. We checked out a few properties and my client was able to find a 2-bed unit. My client was able to purchase the unit $5,000 under the list price and we were able to close in less than 45 days!
Real estate tends to slow down during the holiday season. However, I always felt this is one of the best times to buy. I've represented many clients who were able to open escrow during the month of December. I understand the holidays are meant for family, but there could be less competition since other buyers could be doing other things.

I showed a lot of properties in 2019. I noticed homes were staying on the market longer and homes weren't selling for top dollar. I remember a few years ago when it was common for a seller to have multiple offers within days of listing. Many of my buyers last year benefited from low rates and a softer housing market.
I have an upcoming 2-bed/2-bath/2-parking Windward Estate listing. The property should be listed by the end of this month. This is a corner unit. The condo features over 1,200 living square feet and it's split level too.
